Tivoli Properties and Kennedy Capital Group broke ground last month on Mezzo, a 20-story luxury condominium development in Buckhead. The development will include 94 homes, plus approximately 3,000 square feet of street-level retail shopping facing Peachtree Road. Slated to open in the spring of 2008, Mezzo will feature spacious one-, two- and three-bedroom homes as well as penthouses. Amenities will include a clubhouse featuring sauna and steam and massage rooms, Zen gardens, a summer outdoor kitchen with European-style dining area, known as the “Q,” and 24/7 full-service concierge and valet service. The first phase of Georgetown at Perimeter Walk was completed last month. Created by Richard Aaronson Signature Homes, Atlantic Realty Partners is inside the 44-acre Perimeter Place. The 88 homes are a blend of townhouses and carriage homes, each with its own private garage. The one-, two- and three-bedroom homes, starting at $199,900, will range in size from 918 square feet to 2,171 square feet. www.georgetownperimeter.com.
The third annual 2006 Virginia-Highland Tour of Homes, presented by the Virginia-Highland Civic Association, is set for Saturday, Dec. 9, from 10 a.m. to 5 p.m., and Sunday, Dec. 10, noon to 5 p.m. Themed “Homes for the Holidays,” the tour features distinctive and beautifully renovated bungalows as well as:
• A stylish loft converted from a brick foundry.
• An amazing renovation featured in the September 2006 This Old House magazine.
• A magical Zen garden.
• A Charleston-style home with semiformal English garden and magnificent views.
• Chef demonstrations and food tastings from local restaurants Dish, Noche, Murphy’s, Food 101, Woodfire Grill, Atkins Park, Sala and La Tavola will be held at each of the eight homes on Saturday and Sunday afternoons.

Post Properties has broken ground on Post Alexander, a 307-unit luxury apartment community near Phipps Plaza in Buckhead on Alexander Circle. It’s scheduled to open in 2008. The mid-rise community will be composed of 307 one-, two- and three-bedroom apartment homes in a five-story building with two levels of controlled-access parking.
Lenbrook on Peachtree Road in Buckhead has broken ground for 142 new residences in a 25-story tower, which will also include a wellness center, spa and renovation of the existing community areas. Lenbrook, conceived by Atlanta businessman Jack Clark, originally opened in 1983. The new tower will be adjacent to the existing 18-story building, which has 225 residences. Avignon at Vinings will feature 25 single homes from the $900s, 85 townhomes starting in the $700s and 60 condos in starting in the $500s. The gated community – reminiscent of a French chateau – will sit on more than 17 acres in the center of downtown near Vinings Jubilee. The project is a partnership of Jenny Pruitt City Collection, Kairos Development, Harrison Design Associates and Waterford Homes. www.avignonatvinings.com.
The Dawson Company and The Lane Company have joined forces to build a new condo development, eon at Lindbergh, which will be located in the 47-acre Lindbergh City Center on Piedmont Road in Buckhead. All of the 352 residences at eon will be EarthCraft House-certified, offering healthy, comfortable living specifically designed to help reduce utility bills and increase protection for the environment. EarthCraft House is the environmentally friendly building program of the Greater Atlanta Home Builders Association that helps consumers lower maintenance and operational costs and improve air quality by using products that don’t give off noxious emissions, as well as providing tighter seals to reduce mildew problems. Twin Towers on Peachtree
Daniel Corporation, Selig Enterprises and the Canyon-Johnson Urban Fund (CJUF) have announced plans for 12th & Midtown along the “Midtown Mile.” Spanning three city blocks, the 2.5-million-square-foot mixed-use development will feature twin towers, luxury hotel, condos and retail. The massive development at 12th and Peachtree streets will be completed in three phases:
Phase 1 : 1080 Peachtree St. will be a 35-story high-rise with 443 residences and up to 50,000 square feet of “flagship” retail and dining space. Construction is under way and the first homes will be available in the fall of 2008. More information is available at www.1010midtown.com.
Phase 2 : Construction on 1075 Peachtree St. will begin in spring 2007 with a 725,000-square-foot office tower, up to 60,000 square feet of retail space and a 400-room luxury hotel topped with 100 luxury residences.
Phase 3 : No start date has been announced for 1125 Peachtree St., which is expected to include an additional 500,000 square feet of office space, 40,000 square feet of retail and boutique space, a five-star hotel and more luxury condos.
