The Aberdeen at 2931 W. Paces Ferry Rd. has opened its sales center, featuring full-size replicas of the expansive kitchens and baths available in the luxury tower being built in the heart of Vinings. Prices for the condos will range from the $900s to $2 million. Amenities will include a clubhouse lounge, a full-service health club, a catering kitchen, concierge services, 24-hour security and an 18,000-square-foot outdoor pavilion complete with a putting green, bocce ball court, lap pool and walking trail. Groundbreaking is set for January, with completion in late 2008. Taz Anderson Realty Co. is the Atlanta-based developer of the project. www.TheAberdeenVinings.com  

The Atlanta City Council approved the rezoning of 16 acres of land located at 3415 and 3477 Kingsboro Road in Buckhead for a new high-rise residential mixed-use development to be named CityPlace at Buckhead. The development is expected to include nine high-rise residential buildings, some up to 40 stories tall, and a series of pocket parks. The Related Group of Florida is planning the 3,860-residential-unit development, which will also include 95,000 square feet of retail space on the ground level and 28 townhomes – 16 of which would front on Roxboro Road. Construction on CityPlace at Buckhead will begin in 2007 and be completed by 2015, according to the developer. The project is the first in Atlanta for The Related Group, which has built many of Florida’s seaside condo towers.

W Hotels has announced plans for a new building in Downtown Atlanta, a mixed-use tower that will be part of Atlanta’s Allen Plaza overlooking the Downtown Connector. When its doors open in 2008, the W Atlanta Downtown Hotel & Residences, the 28-story tower, will feature 237 hotel rooms, 76 luxury condominiums and 10,000 square feet of meeting space. Two big amenities: the city’s first hotel rooftop heliport, which will whisk guests to the airport and other destinations across the metro area, and the luxurious Bliss Spa. Coldwell Banker The Condo Store has been hired to market and sell the property. Construction on the foundation and parking deck under the structure has already begun and work on the tower is expected to begin in the first quarter of 2007. www.whotels.com

Newport Development, in a joint venture with The Sembler Company, has finished renovating the Shoe Factory Lofts located inside the Edgewood Retail District on Moreland Avenue. The Shoe Factory Lofts feature 41 one- and two-bedroom lofts ranging from 835 to 1,810 square-feet and priced from the high $170s to the $300s. Amenities include controlled-access entry and reserved covered parking, private half-acre park, private picnic area and a dog walk. The sales center for Cosmopolitan at Lindbergh on Piedmont Avenue in Buckhead is now open. The development will feature 258 one-, two- and three-bedroom condominium homes ranging from approximately 600 to 1,700 square feet and priced from the $150s to the $400s. Amenities include a resort-style swimming pool, a dramatic two-story lobby with atrium, glass-walled fitness center overlooking the pool with a separate yoga studio, billiards room, hi-tech screening room, concierge, The Cosmopolitan Club with a bar and grand piano, WI-FI connection in common areas and underground controlled-access parking.www.cosmocondos.com

Knob Hill on Church, a new townhome community about a mile from the square in downtown Decatur, has officially opened. The 37-townhome neighborhood is situated on more than three acres on Church Street and features a swimming pool, hot tub and fitness center and a private entrance to Glenlake Park for its residents. Priced from the $360s, all units offer four-sided brick exteriors, two-car garages, decks and convenient attic storage. The townhomes are being sold by Prudential Georgia Realty’s Arrasmith Team and were developed by Linco Development Company. www.knobhillonchurch.com

The A&P Lofts at 881 Memorial Dr. in Reynoldstown has been named to the Georgia Register of Historic Sites, meaning loft owners will have a freeze on their property taxes through 2009. In 2009 the taxes will be assessed at half the full value, with full market-value taxes not due until 2010. Condos in the development range from the mid $100s to the low $300s. In addition the building’s developers, Miller-Gallman Developers, LLC, have applied for Local Landmark Designation, which could further freeze the taxes paid by property owners through 2012. The building was constructed in 1930 by the Flagler Company for use by the Atlantic & Pacific Tea Company (A&P grocery). For the next 46 years the building served as a base for A&P’s Southeastern operations, as well as its regional bakery, which operated until 1976, permeating the neighborhood with the smell of fresh-baked bread.

Construction has begun on the latest development in downtown Decatur, Talley Street Lofts. Developed by the Decatur Housing Authority (a nonprofit housing sponsor), the lofts are scheduled for completion in January. The multilevel building will feature 90 one- and two-bedroom lofts priced from the low $100s to the low $200s and ranging from 700 to 1,200 square feet. The area of downtown Decatur that fronts on Howard Avenue, Church Street and Trinity Street – known as the "Trinity Triangle" and currently home of the Relax Inn Motel and My Sister’s Room bar – is about to get a huge makeover. Both of those longtime establishments will be demolished to make way for Decatur’s first downtown apartment development in more than a decade. Fans of the Dairy Queen don’t despair – the landmark on Trinity will stay and a drive-thru window will be added.

The La France Street Townhomes are now under construction at 1360 La France St., just off Caroline Street behind the Edgewood Retail District. Built by Rubicon Properties, Sanctuary Real Estate is marketing the seven town homes, which feature three or four bedrooms, garages, fireplaces, multiple decks and Craftsman-style architecture. The renovation and rebuilding of the Decatur MARTA plaza is on schedule to be finished by the end of December, according to city officials. In October, crews worked to complete pouring new sidewalks in front of the businesses surrounding the plaza allowing for easier pedestrian and shopping traffic. New steps have also been poured leading down into the station, which fronts on Church Street in downtown.
